When selling a home or real estate, pricing the property correctly is the key to a quick sale.  Pricing the property correctly at the beginning will get other Realtors in the area to notice this property.  However, an overpriced 
property will likely sit on the market, and not be shown by other agents, until the price is corrected.  And we all know that under-pricing properties costs the seller(s) monies.

Also, creative marketing is necessary in today's economy.  Websites and other Internet tools are key in getting the property marketed to everyone. Virtual tours should be done on all properties.  A good virtual tour will allow potential buyers to view the property over the Internet, this can then lead to a property showing.  The Internet has enabled potential home buyers to do a lot of research on their own, so Realtors need to utilize the Internet as much as possible.

GIMMICKS v. NAMES:  Gimmick, please remember, "If something sounds to good to be true, it probably is"!  You will also see Ads that say "Their Name Sells"!  I have never known a name that sells something.  Names cannot and do not sell real estate!  What will sell your home or property is a hard working, service oriented Realtor.  Names cannot open and close doors, names do not write contracts, names do not answer telephones, names cannot explain what is happening, Your full-time Agent can and will do that.
